The Imex Business Centre was developed between 1999 and 2001 and consists of three buildings on 2.5 acres with 35 light industrial units and 8 office suites. Construction is generally a steel frame design, with external walls of brickwork insulated profile metal cladding above. It has a dual pitched roof design formed with profile metal cladding and includes translucent ceiling panels.

The units are provided with manually operated composite sectional roller shutter doors with vehicular access, together with timber flush faced entrance doors.

Internally all units have concrete floors, 3 phase power and an open plan layout which includes separate WC’s and tea prep areas in some units. Finishes within the units are generally to a basic standard with exposed soffit ceilings and emulsion painted walls.

Location

Imex Business Centre is just south of Edinburgh Bypass, at the Straiton Park junction. It has excellent road access in a well known area (IKEA, Costco and ASDA are neighbours). It is an ideal location to service the entire Edinburgh area and for businesses active across all southern Scotland, with good motorway connections to anywhere in the country.
Road distances: central Edinburgh-5 miles, Edinburgh airport-12 miles, Glasgow-40 miles and 1.5 miles from the Edinburgh Bypass (A720).

CCTV Cameras

Services include 2 communal skips for general waste uplifted twice weekly, or as required, landscaping, estate roadway and parking area repairs, provision of grit bins, water charges (consumption only) and ad hoc maintenance of the common areas as required, mixed recycling collection, tenant directory boards. Security is provided by night lighting, regular security patrols, etc..

Occupancy Costs

Rent: paid monthly in advance

Service Charge/ Building Insurance: this is pro rated across all tenants at Imex Business Centre based on square footage occupied and is paid monthly. The exact amount will vary each year but the 2015 annual cost is currently estimated at 91p per square foot.

Legal Costs: tenants pay for their legal costs but lease forms are standardized and straightforward at Imex Business Centre in order to minimise legal costs for everyone.

VAT: VAT is applicable on the associated costs to include rent and service charge items.

Local Rates: most of our units qualify for Small Business Rates Relief, but we advise that all parties make their own enquiries regarding the rates liability.  The relevant website is www.saa.gov.uk.  Small Business Bonus Scheme (SBBS) Thresholds for Eligible Properties in 2014-2015 are as follows:

From April 1, 2011 tens of thousands of small businesses will continue to pay no rates at all under the Scottish Government’s small business bonus scheme.
You may qualify if you pay non-domestic rates for properties with a combined rateable value of £25,000 or less.
